Landlord Information

FEES TO LANDLORD

 

LETTING AND RENT COLLECTION (AS REQUIRED)

8% OF THE RENTAL INCOME PLUS VAT (9.6% including VAT) (PAYABLE IN ADVANCE)

 

Our service includes:

- Provide recommendations on any improvements.
- Provide advice on the market and likely rent.
- Provide guidance on complying with statutory provisions and any consents that may be required.
- Marketing and advertising the property.
- Accompany all viewings.
- Negotiating with potential tenants to achieve the best terms.
- Carrying out relevant checks on the prospective tenants including financial and their right to rent
- Ensure gas and portable appliance safety certificates are in place.
- Collect first rental payment, deducting fees and any approved pretenancy expenditure.
- Protect security deposit with Tenancy Deposit Scheme.
- Arranging an inventory and check in as required.
- Preparing the tenancy agreement.
- Transferring the utilities.
- Make any HMRC deduction (if applicable).

Our service includes:

- Provide advice on the market and likely rent.
- Provide guidance on complying with statutory provisions and any consents that may be required.
- Marketing and advertising the property.
- Accompany all viewings.
- Negotiating with potential tenants to achieve the best terms.
- Carrying out the relevant checks on the prospective tenants including financial and their right to    
   rent.
- Collect first rental payment, deducting fees and any approved pretenancy expenditure.
- Protect security deposit with Tenancy Deposit Scheme.
- Arranging an inventory and check in as required.
- Preparing the tenancy agreement.
- Transferring the utilities.
- Make any HMRC deduction (if applicable).
- Ensure valid gas and portable applicant safety certificates are in place and arrange for annual inspection to be carried out.
- Arrange general routine maintenance using approved suppliers, or if preferred liaising with the landlords suppliers.
- Pay ground rent and service charges as required.
- Undertake regular property inspections subject to access.
- Undertake deposit release negotiations.
